Terms and Conditions
1. General Terms
These Terms and Conditions apply to the free listing service and related services provided by EXIT Realty Group. By signing this agreement, you agree to the terms outlined herein.
This agreement is intended to be attached to and made part of the Listing and Marketing Agreement executed concurrently with this document. Both this agreement and the Listing and Marketing Agreement shall be considered integrated and mutually enforceable. In the event of any conflict between the terms of this agreement and the Listing and Marketing Agreement, the provisions of the Listing and Marketing Agreement shall take precedence unless otherwise specified herein.
This agreement complies with all federal, state, and local laws, including but not limited to the Fair Housing Act. EXIT Realty Group does not discriminate based on race, color, religion, sex, disability, familial status, national origin, or any other protected class.
EXIT Realty Group reserves the right to update or amend these terms at any time. Written notice will be provided for any material changes.
2. Free Listing Service
Service Includes
- MLS listing with professional branding syndicated to major real estate websites.
- Five (5) professional photos.
- Professional real estate brokerage signage and a combination lockbox.
- Digital scheduling system enabling you to confirm or decline showings via text.
- Necessary disclosures are provided for your review; however, we do not offer assistance in filling them out.
- All executed paperwork related to the sale must be promptly delivered to EXIT Realty Group, including purchase agreements, counteroffers, property disclosures, lead-based paint disclosures, extensions, HUD-1 forms, closing disclosures, termite certificates, and any addenda.
Buyer Inquiry Handling Option
If you elect for EXIT Realty Group to handle buyer inquiries and a buyer we represent executes a successful purchase agreement and closes, a fee equal to 3% of the sales price will apply. This option must be selected during the 30-day free listing period.
- Accept: I elect EXIT Realty Group to handle buyer inquiries during the free listing period. A 3% fee of the final sales price will apply if a buyer represented by EXIT Realty Group successfully purchases the property.
- Decline: I decline EXIT Realty Group’s services for handling buyer inquiries during the free listing period.
Note: The option to decline is valid only during the 30-day free listing period and is not applicable for full-service offerings. Once the listing transitions to full service, EXIT Realty Group will handle all buyer inquiries as part of the comprehensive service provided.
Eligibility Criteria
- Property must be within our designated market area and valued by EXIT Realty Group’s opinion at $300,000 or higher.
- A 7-month listing agreement must be signed to qualify for the free listing service.
- The free listing service lasts for 30 days. You may cancel the agreement at any time within this 30-day period without penalty.
- This offer is subject to limited availability, and EXIT Realty Group reserves the right to limit the number of free listings accepted each month.
Exclusions During Free Listing Period
- EXIT Realty Group will not provide negotiation services, pricing strategies, staging advice, repair recommendations, or social media promotion.
- Agents representing buyers will be directed to you for communication. We do not mediate these interactions.
- EXIT Realty Group reserves the right to withdraw this offer or refuse listings that do not meet our criteria.
3. Conversion and Optional Services
Automatic Conversion
If the property does not sell within the 30-day free listing period, the agreement automatically converts to a full-service brokerage contract for an additional 6 months at a commission rate of 5.5%.
Optional Consulting Services with Upfront Fees
If you decide not to switch to full-service brokerage during the free listing period but require additional expertise, we offer optional consulting services to guide you:
- Strategy Consulting: Tailored pricing and marketing strategies.
- Pricing Expertise: Professional analysis to determine the best listing price.
- Negotiation Support: Representation to resolve challenges like low offers, repair requests, and amendments.
Upfront Fees
- $2,500 for homes valued up to $699,000.
- $3,000 for homes valued between $700,000 and $899,000.
- $5,000 for homes valued at $900,000 or more.
If you choose our consulting service with the upfront fee option and later upgrade to the full-service option, any upfront fees paid (e.g., $2,500 for consulting services) will be deducted from the full-service commission owed to EXIT Realty Group. The remaining balance of the commission will be collected at the act of sale..

5. Cancellation Policy
- You may cancel the agreement at any time during the 30-day free listing period without penalty.
- After 30 days, the contract is binding for the remaining 6-month term unless terminated by mutual agreement.
6. Fair Housing Compliance
EXIT Realty Group adheres to the Fair Housing Act and does not discriminate based on race, color, religion, sex, disability, familial status, national origin, or any other protected characteristic.
7. Liability and Disclaimers
- EXIT Realty Group is not responsible for errors or omissions in the property information provided by the seller.
- Services are provided “as is,” and EXIT Realty Group makes no guarantees regarding the sale of the property within the listing period.
8. Governing Law
These Terms and Conditions are governed by the laws of the State of Louisiana. Any disputes arising from this agreement shall be resolved in the jurisdiction of Louisiana courts.
